Testing the asking price

This is the part I like. An asking price is a seller's opinion until somebody tests it, and that test is comparable sales. Sometimes the price moves. Sometimes the price is fair but there's room somewhere else: a home warranty, repairs, closing costs, or maybe a seller willing to paint before you move in. On a good price with three offers behind it there may be no room at all. Knowing which one you're looking at and how to approach it is most of the job.

Telling you what's a real problem

I walk you through your inspection line by line. Half of what comes back on an inspection report is somebody covering themselves. The other half will cost you money. Knowing the difference is most of the job, and it is where people either overpay or walk away from a good house.

Finding what doesn't show up online

I am in the MLS every day — the county reports on this site are built from it. Out here a good bit of ground trades before it is ever listed, and the way you hear about it is knowing who owns what and being willing to make the call. Tell me what you're after and I'll keep an eye out.
